Townhouses are very common here in the Charleston area due to lack of land available for development. Many builders and developers in Charleston opt to provide townhouses to increase the number of units they can build when the “dirt” they purchase comes at such a premium. Some areas with really beautiful townhouses are Mount Pleasant, downtown Charleston, James Island, Daniel Island, and Kiawah just to name a few. Many people think a townhouse means a property that is touching the ground versus a condo which they think is more similar to that of an apartment, and in most cases that little classification rings true. However condos can also have a front door that opens to the ground as well and look just like a townhouse. The distinction that differentiates the two “attached” home styles is in the legal description primarily and has nothing to do with in a lot of instances with whether or not you have a yard or dirt. With a townhouse you own the dirt in front of and behind your unit. Whereas with a condo the HOA you belong to owns and is responsible for the land (dirt).
