Summerville, South Carolina is a cute little town just on the outskirts of Charleston, SC about 30 mins from town. There are 4 golf courses in Summerville, parks, lakes, and shopping is close by in North Charleston. The real estate in Summerville, SC is much more affordable than homes for sale closer to town. Luckily there are some good neighbors that qualify for 100% financing with the USDA loan program. One of my favorite local golf course communities is one of them in Legend Oaks. There are two ways to buy a house with 100% financing in South Carolina with No money down:
- VA Loan – You have to be a qualifying veteran of the armed forces to apply.
- USDA Loan. You must meet the certain income criteria and agree to purchase a home in an approved community to buy a USDA home. See the local list of eligible USDA communities below. These are the communities in Coastal South Carolina that qualify for 100% financing through USDA as of 08/2009.* Make SURE to Check with your Loan Officer to make sure the home you are considering purchasing is a USDA eligible property. I know the neighborhoods that offer 100% financing with USDA, BUT you must have great credit, and a great job. There are NO exceptions. You first need to know how much you can afford because most homes begin at $140,000 – $250,000.
