Who can blame you, the place is amazing with all the stellar golf courses, the weather, palatial setting, world class tennis & pickleball facilities, swimming pools and spas. It is important to note, if you’re thinking of a place to use a vacation rental investment you’ll be lucky if you break even, with the largest factors being how often you use your property personally, which property management company you use, and the quality of your unit (nicer, newer properties with better views collect more). Some folks choose to self-manage on sites like Booking.com, where they simply utilize Booking’s website/marketing platform and then collect more profits. Then you’d have to have someone local to clean it, and look after it. If this isn’t for you, then I’d suggest just accepting you’ll pay 25-40% commission for property managers to “babysit” your place. We always recommend discussing membership details with the club director. * Contribution to Reserve Fund Fee A fee of 0.5% of the gross purchase price of a property (once time at closing), with a minimum due not less than the amount of the current year’s annual assessment. This fee is contributed to KICA’s reserve fund.
